Crystal Brook was built in 1996, and offers one to four-bedroom apartments. These townhomes are luxurious and have many amenities. You may also lease a washer / dryer for use in your own apartment. Conveniently located just across the 5th street bridge in Orchard Mesa adjacent to Duck Pond Park, Crystal Brook is beautifully landscaped. There are private decks with private storage and off-street parking. Six units are ADA accessible.

Crystal Brook is close to elementary and middle schools and is located in the Grand Junction High School district.

Crystal Brook was built with financing from grants and a private investment company. Because it’s a tax-credit property, we must rent to families who earn less than 55% of the Area Median Income (AMI) for Mesa County. AMI for Mesa County is determined by family size.

Crystal Brook differs from traditional low-income housing in that:

A family must pay at least 20%, but no more than 40%, of their monthly income for rent
Family size determines the income requirements of the tenant
Apartments are not available to full-time students
If a family has a decrease in income the rent does not decrease, or if the family’s income increases during the year the rent does not increase
The family must have the financial ability to pay rent. Crystal Brook provides no housing assistance to help the family pay rent.
